Landscaped areas have been temporarily stabilized with pine straw and will be sodded with Bermuda grass as the project improvements are completed in late January 2026.
Underground lighting conduit is installed, which will be followed by the installation of gate lighting, landscape accent, and tree up-lighting in January.
Entry Driveway:
The subgrade for the entrance drive has been completed, and the entry area is fully graded.
The main entry driveway apron, surface course, and parking area will be installed as we wrap up final detailing and inspections for the overall development throughout the month of January.
Island Infrastructure:
All clearing and grading of the island roadways and shoulders complete, the road subbase and subgrade install will be completed by the end of October.
The community detention pond is being excavated and will be stabilized by mid-November, allowing the developer to complete the engineering as-builts and submit for final plat approval
Landscape prep, plantings, and sod installation will be complete by the end of November and will be followed by the installation of the topcoat of plantation mix on the roads in early December.
Underground lighting conduit is installed along the main island roadways and will be followed by tree uplighting, landscape accent, and lamp post street lighting at the end of the year.
The underground waterline is fully installed and has passed all initial inspections and pressure tests. The as-builts are being certified by the engineer & a permit to operate will be requested from SJWD upon final inspections.
Comcast Xfinity underground fiber service will be stubbed to each individual lot by the end of January 2026.
Community Gate:
A custom entry gate design has been finalized with the project architect and was submitted to Charleston County permitting. We received comments in October and plan to resubmit by the end of the month for approvals.
Stonemont will remove the existing gate to begin construction on the new entry gate once the permit is issued.
The fabrication of the custom steel gate wings was released in August this year and we expect the new gate to be in-place by February 2026.
